the ones I use are not free but I can help you find good niches for free if doesn't take too long ;)

^^ BTW Google Webmaster Tools is getting better and better these days. You should really check it out, it's a great addition to Google analytics.

I think you approach the problem from the wrong side. Instead of analysing your own site you need to look at top ranked sites in your niche. For that you can use any keyword density tool. I recommend http://keyworda.com

my one of friends working in seo industries and he has more than 4 year experience when i ask him to on keywords research tool he told me Google Keywords Tool is the best and no one can beat.

I agree with your first point, why optimise a site for keywords if they have no search quality.

 

However your second point is conflicting, if he wants to create a niche he needs to find a hole in his market and plug it, not simply copy his opponents as he'll be on the back foot. That's not to say he can't do a bit of both, in a measured manner of course.

 

To start, keep it simple:

 

1) Preferred keyword selection; what do I want to be found for?

2) Competition; what are my competitors ranking for?

3) Research; what exposure do the above see?

4) Strategy; based on the above simple research, build a pool of suitable keywords for focus.
