For building a property website are there any CMS's that are suited for this out of the box? Or what would be the best CMS to use to build it with?

Expressionengine is based on Codeigniter which is Open Source software

Thanks i didn't know that but it needs to be a cms to manage the content and make it easier for people to use.

It's a standalone CMS tailored towards the US property market though you should be abel to modify it to suit other locales. Why not download and install it on your server, there is a free version and commercial options if you need full support etc.

I have been using PyroCMS recently, it is built from CodeIgniter. I'm not sure if you will be able to build a estate website from it you will have to have a look.

Ive used Pyro, and I dont really think it would be the proper CMS for this type of site unless you know how to do some plugins for it.
