A newly completed website is not worth much, not any more than any other template as you are not selling a client base or have an established business that is bringing an income, you would not even have an established presence on the Internet. The sites worth as a theme would depend on what it is and what someone would pay for it.

 

If however you had a client base and a working business with it, it would depend on the client base and business worth

 

Pre made themes are pretty worthless both from a monetary sense and a business sense, unless you can sell it over and over again.

Makes no difference how custom made it is if it does not fit with someone's business model, it does not matter how complex it is when people can get exactly the same out of another pre made theme.

 

The fact it's a one of a kind will add to your favour simply because it's unique and won't be resold but it's not worth much more than any other pre made theme.

 

Another big thing here is quality, having not seen it and not examined the code or design, if they are not up to professional standards for example it could be worth even less if anything at all.

This is a website template only, that is terrible advice, I would not ever suggest anything like that unless there is a profitable business already set up and running

A complete site is not complete unless you have all its content, in this case that would mean lists of properties along with clients (if that's its purpose), I would assume since the op mentioned it's near completion that would mean it has no content relevant to its purpose.

 

The op has simply built a template and wants to find out what it's worth as it is, that makes it a template and not a complete website as the person who purchased it would have to add their own content, build the business, register a domain and everything else required to make money from it.

 

There was no mention that the op has a client base already or that the site is functioning currently online doing its built purpose, as such there is no way to measure how successful the site might or might not be and therefore it's worthless as anything more than a template and even that depends on its quality.
