Intellectual Property Assignment

Hi All,
A year back I did the web development of a CMS website for an agency, the client of the agency knew the work was subcontracted out to me and has recently been in touch asking if I will sign a IP assignment agreement giving them all IP rights. I've done various other similar websites within the same industry some of which the code has been reused and modified for that clients needs (i.e. they're not clones).
What are your thoughts? should I sign this agreement? could it prevent me doing other similar sites in the future?
Or should I keep IP rights and grant the client a license to use the website/code?
