A friend enlisted me to make her site, and most of it seems easy. However, all real estate websites have some connection to the MLS properties database; either that, or they hire out people to constantly manually update the data.
Now, what I'm worried about is that it's a fee they pay to MLS (which would explain the monthly charge to the client, unless they just want the moneys).
Can anyone confirm or, hopefully, deny this?

I've developed many estate agent websites but never come across the term MLS. A quick Google suggests you may be talking about Multi Listing Services i.e. 3rd party websites like Rightmove.co.uk Globrix.com etc...
If that is indeed what your talking about, then many of these website have api's that you can interface with (some free, some not).
