I have been thinking and looking through other possible options. And I am also going to explain what I am looking for. I have updated to brief to answer as many questions as possible.
This is a property website, to advertise lettting agents proeprties. Which are uploaded through their own login are
Country:
Constructed, hosted within the UK, I am based within the UK on the South so the closer the better but not essential.
Scope:
New Build from brief, graphics & logo required, features created or sourced, back end CMS system with client login, viewer login and administrator(s) login.
Size:
Currently unknown, however only 5-8 pages would be needed as the rest will be done via search.
Time Frame:
Needs to be complete fully by November 2009, and with the main page completed be September allowing marketing to proceed.
Budget:
Unkown as of yet
Features:
1) embedded property search,
2) bookmark facility,
3) contact forms
4) User log in, to save searches
5) Estate agent log in.
7) Administrator to have access to view a customers activity and to also be able to easily update customers personal details and listing information etc, be able to add or remove images; text or any other part we felt was not suitable for the site,
A back end payment system that the customer, quotations without as there will only be one payment per year10) Google map to show where search results are
14) Fresh vibrant, clearly understanble

I have looked at expression engine and easyrealtorpro to be incorparated.
What i am looking for in response to this is someone to set up the website with the above tools and design a template to be used.
